What Are the Implications of Buying an Investment Property with Unwarrented Space in Oakland?

While renting out unwarranted space in Oakland is not unheard of by a long shot, I would make sure you understand all the implications of renting in Oakland so you can make an informed decision regarding your purchase.

2.  Understand the Rent Adjustment law as well as other information regarding owner and tenants rights. You can go to the rent adjustment program at the City of Oakland website.

3. The only thing to keep in mind about unwarrented space for any structure, but especially for rental units is does the space actually meet code requirements? For example does it meet the fire safety requirements, head clearance, etc. If you do rent out the space for example and it does not meet fire safety code requirements and there is a fire, you could be held responsible. I would do my due diligence by first touching bases with the rent control board and also checking on code requirements to ensure that the unwarranted unit meets the minimum code requirements for a rental unit. At that point you should have the information you need to make an educated decision about renting out a property with unwarrented space.
